Weighing the Pros and Cons of LifeLock

Published by Jed Jenson under Personal Finance

by Jed Jenson

In a perfect world we would not have to worry about the threat of someone stealing our identity and ruining our credit. Unfortunately, we live in an imperfect world. Fortunately, there are services available, such as LifeLock’s Identity Theft Protection Services, which work to protect your identity. Although there are pro’s and con’s to using such services, LifeLock’s pros greatly outweigh their cons.

Pro number One: When comparing LifeLock with other identity theft protection services, LifeLock immediately stands out from the crowd by offering child identity protection services. No other identity theft protection service offers credit checks and monitoring services for children under the age of 15. With the increase in the number of child identity thefts occurring, LifeLock has hit the mark when it comes to this number one pro.

Another pro to using LifeLock is that LifeLock works to prevent identity theft instead of merely protecting members from the possibility of becoming a victim of such theft. While most companies provide identity theft monitoring services, LifeLock’s services are “pro”active in preventing identity theft from occurring in the first place. LifeLock’s identity prevention services include detecting when a member’s address has been illegally changed in national databases through their TrueAddress services; placing fraud alerts on your credit files; and monitoring the internet for black market activity regarding the illegal use of credit card numbers and social security numbers through their eRecon services.

Pro number Three: LifeLock reduces the amount of pre-approved credit card offers that come in the mail and the number of telemarketing calls received, which are prime ways for identity thieves to steal your personal identification information. This service makes it extremely difficult for a thief to steal identifying information from via a mail box or trash can. The reduction in the amount of junk mail you will receive is certainly, in and of itself, a Pro! However, the fact that you will not get tricked into revealing your identity is actually the Pro we are excited about.

The only con that LifeLock may be considered to have is that they do not perform daily scans of a member’s credit report. LifeLock does pull credit reports annually and mails them to their members for review; however, some individuals may not think this occurs often enough. Keep in mind though, since LifeLock places fraud alerts on their members credit files, any unauthorized request for credit or loans will be discovered almost immediately.

Lastly, one of the best pros to using LifeLock is their $1,000,000 total service guarantee. Because thieves will inevitably find “a way around the system,” there may be a day when a thief may find a way around LifeLock’s system. If this happens to a LifeLock member, LifeLock will provide attorneys, investigators, accountants, case managers, etc. to restore the member’s good name and credit. In addition, if the member loses money as a result of the theft, LifeLock will reimburse the amount lost.

When it comes to weighing the pros and cons of using LifeLock, the scales are tipped towards the pros. LifeLock offers some of the most comprehensive identity theft protection and prevention services available. Therefore, when deciding which identity theft protection company is right for you and your family, it is clear that LifeLock’s identity theft protection services will certainly outweigh the competition.

Credit Crunch - What to do if you own a small business

Published by Giles Bertie Harrison under Real Estate

by Giles Bertie Harrison

With the current financial situation in the UK not looking good and more and more being spent on credit cards the credit crunch doesn’t look like it will be going away any time soon. This is a big problem for most people, but what if you own a small business? You can be most at risk of going bankrupt over the next 12 months, but by following a few simple points you could avoid bankruptcy all together.

How did the credit crunch start? With the American mortgage holders on low incomes unable to meet their loan repayments, many homes have been repossessed and banks now have to write off the so-called sub-prime loans. These loans are what a lot of banks in the US and in Europe have bought packaged up in collateralised debt obligations which are basically pools of debt. These debt pools are now worth a lot less than when the banks paid for them and are very difficult to sell and have forced some banks to close funds that were exposed to these loans and the US sub-prime sector.

This has now caused banks to increase the cost of borrowing which is now well above the target rates set by institutions E.g. the Bank of England. This means that people, especially those with poor credit ratings are finding it harder and more expensive to borrow money or get a mortgage.

How will it affect my business? The main problem will be the distinct lack of loans any business can make from the bank. If your business relies heavily on overdrafts and bank loans then you could be most at risk due to banks are now declining people and businesses loans. The credit crunch can claim jobs although these seem to be limited to relatively well paid members of staff in large international banks, but there is a threat that job losses from employers in other parts of the economy, and is seen as the next logical step.

So what can I do? Obviously the first step is to cut down on spending and borrowing. Loans are now coming with an interest rate in excess of 10% which will put business in more debt so try to cut back on the items and products you don’t need at home and for your business, try switching to supermarkets own brand products and take advantage of two for one offers, or buy one get one free. Make sure you produce accurate and plausible month by month cash flow forecasts as these will help you to be prepared to take tough decisions if the credit crunch hits you harder then you first thought.

But if you are desperate for money consider releasing equity in your home. This will allow you to get access to funds and also have the peace of mind that your home is secure. Sell to rent back companies work by buying your house and then renting it back to you over a period of ten years. You can get companies which will give you 100% of the value of your home by giving you 70% when you sign up and the remaining 30% at the end of the tenancy. Some sell to rent back companies will offer a by back service if you think you will have the financial security in a few years to purchase your house back from the company.

Looking forward. The credit crunch is a problem for everyone, but if you make you manage your finances carefully you and your business won’t have a problem.

Long-Term Care Insurance Premiums: What Can I Deduct?

Published by Terry Stanfield under Insurance

by Terry Stanfield

When tax season comes, all anyone seems to talk about is deductions. Not surprisingly, one of the most common questions about long-term care insurance premiums is “Can I deduct them?”

Well, the truth is that you can, in some cases, so find out where you sit in terms of deduction scenarios to find out what you can deduct from your long-term care insurance premiums.

First of all, if you are an individual taxpayer that does not itemize, then you are unable to claim a deduction on your long-term care insurance premiums. However, if you do itemize deductions then you can deduct the health insurance premium but it is limited to the lesser of the actual premium, or eligible long-term care premium.

If you are a self-employed tax payer, including partnerships, members of LLC, or sole proprietors, then you are eligible for a self-employed health insurance deduction on your IRS Form but it is limited to the lesser of actual premium paid but it is not subject to the 7.5 percent of Adjusted Gross Income threshold.

If your premiums are paid for by an employer, the employer will treat the long-term care insurance premiums as accident and health plans. These premiums would then be deductible to the employer and would not be including in the income of the employee.

It can get a bit complicated to understand what you can deduct and what you cannot deduct when tax season comes around. As a result, it is important that you contact your tax adviser or accountant to find out exactly what you can and cannot do. You do not want to try and deduct something you cannot and then face an audit, and at the same time you do not want to neglect to deduct what you can, forcing you to pay more or receive less on your income tax rebate.

If you do your own taxes, then consult your insurance company to find out what you are able to deduct on the long-term care insurance premiums that you pay to them. The representatives should be more than helpful in answering your questions and ensuring you do not end up audited, or not deducting what you can.

Summary Tax season is a stressful time for citizens and accountants alike. It is a time of trying to figure out what to deduct, what to exclude and how to get as much bang for their buck as possible. As a result, people will try and deduct everything that they can, including long-term care insurance premiums.

Many do not realize, however, what they can deduct in terms of their long-term care insurance premiums, but if they take the time to research the tax information and figure out where they sit in terms of the type of taxpayer they are, they should be able to figure it out. In the worst case scenario, an individual should just ask for help from an accountant or insurance representative who will be happy to answer any questions.

Originating FHA Loans: Why HUD May Stop Your Loan Closing

Published by Carl Pruitt under Mortgage

by Carl Pruitt

During the real estate boom of the last few years, a brand new problem began cropping up on a regular basis whenever a lender had to foreclose on a defaulted mortgage. Every Tom, Dick and Harry with no money and no credit, but ready access to late night television suddenly wanted to “flip” houses.

There is a very real market service being provided by legitimate investors who buy distressed property, restore it to market standards and sell it through an arm’s length market transaction. Unfortunately, these investors flooding the market didn’t quite fit that description. They would make an offer on a property having no possible way to finance it or to pay cash and then go in and sweep it up and mop a little before the closing. Simultaneously, they would find some sap who didn’t really understand what was going on, agree to pay all their closing costs and down payment assistance, and get them qualified for an FHA loan. Next would follow a set of back to back closings where they would buy the property and sell it to the new buyer without ever having put up any money of their own. Often at double the price they paid originally!

These “investors” would give the new purchaser such easy terms - even in a seller’s market - that prospective homeowners would be lining up around the block. The problem was that after this had been going on for several years, many of these new home owners started defaulting on their mortgages and HUD would be required to pay off the lenders from the FHA insurance fund. These are the HUD homes advertised in the weekend papers. The giant problem developed when HUD tried to sell these houses. Turns out the appraisals on the properties were ridiculously inflated, so HUD was taking huge losses when selling the properties. This put the entire FHA program in danger.

Thus several years ago, HUD implemented their “anti-flipping” rule. Now any house that had changed owners within the previous 90 days was absolutely ineligible for any FHA financing. The goal of this rule was to make sure that homes were being sold by legitimate investors who were taking the time to actually bring the property value up before selling it and making a killing.

As is usually the case when HUD takes action, they created another problem with their solution. The new rule contained no exception for foreclosure homes being sold by the lender. This blocked out a huge group of buyers from the market and helped lower values even further. In 2006, HUD changed the anti-flipping rule to allow FHA financing on homes being sold by government sponsored enterprises and federally chartered institutions. The rule was left in place for all other sellers.

So now we are up to date. The subprime market has tanked. New foreclosure records are being set each month. Many thousands are losing their homes. At least there is hope. Many potential first time home buyers can now take advantage of this drop in home prices while FHA interest rates are down.

Working with a real estate agent and mortgage lender who are savvy about the rules, these knowledgeable eager new buyers go out into the market and the first question they ask as they look at these foreclosures is whether the owner fits into the financial institution exception. The agent representing the lender says in good faith that, of course, this home is still owned by the bank and the bank is exempt from the rule. They work out their contract, get all the signatures in the right place, get their loan application paperwork signed and in process and everything looks rosy. Just before closing the title examination results are faxed over and at first glance everything looks fine - until the loan processor notices that the owner named on the title policy doesn’t exactly match. So a call is placed to the attorney’s or title company’s office only to find out that now a subsidiary of the foreclosing lender owns the property. The lender always uses this subsidiary to manage its real estate owned after foreclosure.

Unfortunately, this subsidiary, which often receives title to the property months after the foreclosure, is not exempt from the “anti-flipping” rule and has only owned the property a month! Usually even the listing agent is unaware of this and no one at the lender’s office thought anything odd about it, but our eager new homeowner who has given 30 days notice on their apartment must now wait 60 more days before they can close on their new home.

Mortgage originators, real estate agents and potential new home owners, whatever you do, please remember - this rule is there to protect you. Be sure that you go far above and beyond with questions about the ownership of the home before you put the dates on your sales contract. This isn’t much of a problem if you ferret it out at the beginning and plan for it, but can be a devastating blow if it catches you unaware.

Florida Zip Code Map Makes Real Estate Easy!

Published by Dawn Wysonowski under Real Estate

by Dawn Wysonowski

As a real estate agent in Florida, it’s helpful to have a visual representation of your service area set up right in your office. Even with all the advances in navigation tools and internet map sites, sometimes having an actual physical map to roll out if front of you can get you a better sense of your own neighborhood. That’s where a Florida zip code map can come in handy.

Since agents spend a lot of their time driving around prospecting and holding open houses, high gas prices have a huge affect on your bottom line. Florida zip code map helps you get an idea of just how big your area is and what kind of square mileage you’re constantly traveling. By mapping out your area, you can decide how many miles it makes sense to work.

You can get a zip code map online, through both paid and free sites. It’s important to check out the quality of the free maps, as they often only show very basic information. A Florida zip code map you pay for will have all the major roads and landmarks and even zip code boundaries shaded in. The best part is, it’s instantly available upon purchase by download.

Once you buy your map you should be able to download and print it immediately. You’ll be able to print out as many copies as you want, whenever you want. For each buyer you take out to look for homes, print out a Florida zip code map and plot your course to take the shortest routes possible. This’ll help you save time and gas.

Because a Florida zip code map shows zip boundaries, it’s also a handy way to find properties for you buyers’ within the school district they want. Simply ask if they have a preference, if they name a school district, research the zip codes that fall within that district and simply use the map to mark off properties that fall within that district. More often than not, the more “tools” your client sees you utilize, the more impressed they’ll be.

A Florida zip code map can come in handy for organizational purposes as well. You can use it to map out new areas you’ll be prospecting each week. Prospecting is as essential as follow up to an agent, so it’s important to spend several hours each week looking for new clients or leads. You can even have some fun - hang the map up, throw a dart and make a promise to yourself that you’ll prospect wherever it lands.

Last but not least, some zip code maps will mark off neat little landmarks, areas, parks, etc that may not show up on digital map sites. When it comes to impressing buyers, this could wind up winning you some brownie points. Regardless if you prefer to work strictly online with electronic data, or you prefer having hard copies of your data, a Florida zip code map can make your job much easier - if you know how to use it.

Home Loan Down Payment

Published by Ethan Hunter under Loans

by Ethan Hunter

Unfortunately, many people believe that a home loan down payment will be so much that they can never get out of a rent situation to own a home. The good news is that this is simply untrue.

The truth of the matter is that your home loan down payment usually isn’t as much as you might think - in fact, most people estimate up to twice their actual home loan down payment, and because of this, have given up their dream of getting their own home.

However, you need to know that to secure a home mortgage; you do not necessarily have to pay a lot of money. In fact, by working with a reputable lender, you will find that you can obtain a loan immediately without high down payments.

Finding Out your Home Loan Down Payment

The only way to know what your home loan down payment is going to be, is to fill out an application or talk to a home loan agent to discuss your options. You can make an educated guess on your home loan if you know how much you plan to put down on your home. You also need to know ho many years you want it to be before you pay it off.

Remember, there are a number of factors associated with a home loan down payment. For instance, the amount of income you make is one. Generally, you would be required to make a larger down payment if you do not make a lot of money. While this might sound strange, this is often the way the system works.

Your payment will also depend on the home loan down payment. If you are willing to deal with a higher payment each month then you can put less down for your loan.

Discovering your Home Loan Payment

If you want an exact figure on what you would have to pay for a home loan down payment, you will need to go through the application process and then talk face-to-face with a qualified lender so all the important factors can be discussed.

Although you could talk to a lender on the phone, an in-person meeting is usually best. These people understand loans and are there to help you in any way possible, even if it takes a little more time and effort on their part.

Therefore, if you find the home loan down payment is more than you had anticipated, rather than feeling frustrated, talk to the lender to discuss possibilities. You need to be honest, explaining that the down payment is more than you wanted to pay to see if he or she can make changes to bring the cost down. Most of the time, the lender will find a way to work with you so you can get the home loan.

In Summary

Don’t be afraid of your home loan down payment - try to find information about it now, and discover that you, too, might just have enough money to own the home of your dreams.

Credit Report Dispute

Published by Ray Lam under Credit

by Ray Lam

If you find incorrect information in your credit report, or if you see a debt listed in your report that you know is not yours, you should dispute your credit record to the credit bureau in order to have the item removed.

If you are looking to just clean your credit report up and there are no errors on it than you need to determine how it got bad in the first place. If the negative things come from failure to pay your bills on time, obviously you need to find a way to correct that yourself. A budget is usually required when it comes to fixing your credit as well. These are sensible ways of repairing your bad credit before you are needing an online dispute credit report . Your credit score will give you an indication on just what needs to be done.

The credit bureau will forward your dispute to the lender. The lender then has thirty days to investigate the accuracy of the item and either accept or deny your dispute. If the lender fails to respond to the dispute within 30 days, the dispute is considered verified as accurate and the item will be removed from your credit report automatically in thirty days.

However, you should understand that you will need to provide proof that it is in fact an error. They will not simply take your word, and you are required to provide them with proof. This proof should accompany the free dispute credit report letter when sending it.

After reviewing your credit report dispute the consumer reporting company may decide that they disagree with the items raised in your credit report dispute and decline to pursue the matter any further. They will send you all of the evidence that they have and the reasons for not pursuing your credit report dispute, along with a copy of your credit report.

If you are having a difficult time getting a derogatory item removed from your credit report, you are allowed to submit to the credit bureau, a one hundred word statement with an explanation of any extenuating circumstances regarding the debt. Although this statement does not act to remove the item from your credit record, it at least offers an explanation to potential creditors your version as to why the item is being reported.

Read this Forex e-book Before Your First Trade

Published by Bob Sparrow under Investing

by Bob Sparrow

We all have heard about the people who work from home through an online business. This is the dream life for most of us. One way that we can accomplish that without starting a business is investing. Trading in the Forex market has the potential of making you enough money to quit your job that is for sure!

Don’t rush online and find the first place that you can invest in Forex markets. Take the time to think about a few things so that you can ensure your profitability in investing. I have been that young investor and I know how hard it can be to study before investing, but trust me you want to educate yourself first.

The greatest investment that anyone can invest in is our brain. That’s right, in our education and knowledge that we have as an investor. Books are cheap, many times free. Most of us also have “free time” that we can spend to read these books. So, why don’t we do more reading before we start investing?

I know more then anyone that Emotion can ruin a good investment. It can ruin your day, week, month and even year. How you might ask? Simple! When you invest from emotions you will not make clear thought out decisions. This will cause you to loose money every time guaranteed!! Trust me I know from experience.

How does one eliminate emotion from the investment equation? Education! That’s right, when you are educated you begin to see the realities of how easy you can loose money just as well as gain it. You begin to get a clearer picture of what it is going to take to be successful in trading and thus causing you to be more educated and be a smarter investor. This normally leads to becoming a richer investor also.

If you choose to educate yourself before you begin investing you will gain riches much quicker then others. Many times we think that we can’t wait and that we need to make money now and that reading is delaying our riches. This is totally opposite from the truth; the least educated that you are, the poorer you will become.

Don’t forget that the people pushing you into an investment are the ones that will make the most money off of you while you are investing. That’s right; they are going to be making a commission off all your trades. Remember that so that you will be able to factor this into you investing decisions. I’m not saying these people are evil. In fact they are necessary, just remember that you need to be just as smart if not smarter then they are!

So educate yourself and remember that no one will care as much about your money as you do. So, maintain control of your emotions and educate yourself. Prepare yourself so that your investing experience can be a good one! There is no arguing that many people are making a lot of money investing in the Forex market, but those are the ones who have educated and prepared themselves the best.

If you are interested to learn more about how Forex investing works logon to www.smartforextrade.com and read some more articles. There is also a free ebook that you can download and read as well.

Is critical illness coverage necessary?

Published by Rob Fisher under Insurance

by Rob Fisher

At this time, the demand for critical illness insurance has made it the fastest growing segment of the insurance industry. Tiscali.Money has stated that in excess of 1 million critical illness insurance policies have been issued in the United Kingdom for 2002. Critical illness insurance was designed to help those who survive a critical illness with modern care that they might not have survived in the past.

Most people take the risk, hoping they will not suffer from a serious illness. Unfortunately, you are more likely to die of a critical illness before the age of 65. Statistics show that one out of 17 women under the age of 65 will suffer a heart attack. In addition, about one in seven females will develop some form of cancer. One in 27 women will suffer a stroke, and one in five women will suffer from other critical illnesses.

Men statistically, are at a higher risk for serious illnesses like a heart attack. Longer work hours and an overall stressful lifestyle are the main contributing factors. The statistics show that men have a one in 11 chance of contracting cancer before reaching 65 years of age. In addition, about one in seven men will experience a heart attack. Roughly 3% of all men will suffer from a stroke during their lifetimes, and 25% of all men will be stricken by other serious conditions.

One of the greatest benefits to critical illness insurance is that it may compensate you with a tax free lump sum disbursement if you meet the policy’s conditions for a critical illness incident. If you want to obtain the lump sums hassle free, you should read your critical illness policy documents very carefully to know precisely the range of diseases covered before signing the agreement. Let’s begin by examining statistics connected to critical illness insurance. As reported by Tiscali.Money, 80 percent of people between ager 40 and 45 will survive a critical illness. About half of those suffering such a critical illness will survive for at least another ten years.

Additionally, around two fifths of patients diagnosed with a critical illness such as cancer may be aged between 35 to 54. The encouraging fact is that all of them may survive three years after diagnosis or treatment. Also, around 350,000 people could have been disabled at any one time due to stroke. Almost 70 percent of victims who suffered this critical illness may survive for one year.

There are a number of ways that critical illness insurance protects you, your family, and their lifestyle. While your critical illness insurance policy is in effect, should you have an incident of critical illness, for example a heart attack, then the critical illness insurance pays out a tax free lump sum. You can use the money to pay your mortgage, pay off some of your remaining debts, and reduce the financial strain of being without an income. In this manner your family is able to maintain the same lifestyle as before.

Critical illness insurance is especially important if you are thinking of starting a family. This will allow you to put your family and yourself in position to deal with an unexpected turn in fortune.
